Welcome back, guess what? You've done all the work to get your home ready to sell, now sit back and let it smile, that's the fun part. Please check out my previous post You Had Me At The Curb.
To help potential buyers see the beauty in your home you'll want to photograph your home using a professional. If you're working with a Realtor they will provide this service. If you're not then I highly suggest you find someone that can take and edit your photos for you. Doing this will give you the snapshot you need of your home for those home sale sites on the internet. Having a brochure of your home for those that come through to look is an extra bonus of reminding them what your home looked like..
Let's talk about what to do to get ready for the photographing day.
LET YOUR HOUSE SPARKLE
Go through and tidy up all rooms. Make sure kitchen is clean, floors swept, counters cleaned off, all lights working. Vacuum all rooms, make sure pillows on couch are straightened, toys put away neatly. Most importantly all beds made and clothes put away. Your house should look like a Hotel room when you very first walk in. Give your home that feeling that says come and stay here.
LET THE LIGHT SHINE
Most photographers will come in and turn on lights to shoot. Go ahead and turn on lamps, over head lighting and open ALL window coverings. If you have blinds pull them up to show the window. The more light you give to a room the brighter it will be, which gives a feeling of openness and freshness.
AFTER YOUR HOME HAS BEEN PHOTOGRAPHED
This step is so fun. Your photographer or Realtor should send over all the edited pictures for your viewing. At this time you'll pick out which shots show your house the best. If this is something you're not comfortable doing, ask your Realtor to help you choose. They'll know what buyers are looking for. This is my suggestion, pick pictures that have a good angle of the room, showcase the living room, kitchen, master bedroom and bathroom, lastly an outdoor picture of the overall home. Think about your home's best qualities to showcase. If you've got an awesome pool or backyard, make sure to put that in your advertising.
This step in selling your home is just as important as all the other steps you made in prepping your home for resale. Make sure to not skip this one. I wish you all the luck, the money should be rolling in soon so you can enjoy your next home adventure.
